$3 million monthly sales to first home buyers prompts 4Land to open sales office in Pearsall

Boutique land developer 4Land Property Group has opened a new Pearsall sales office in response to surging sales to first home buyers with a sales survey indicating they are buying land in growing numbers to avoid the ‘rent trap’.

The company is currently recording property sales to first home buyers in excess of $3 million each month in Pearsall.

Overall, 4Land Property Group land sales in Pearsall have jumped by over 100% during the last month compared to the same period during 2011 with more than 80% of land sales going to first home buyers.

The new sales office, which is located at the corner of Ocean Reef Road and Archer Street, Pearsall, will service land sales at The Terraces, Sunset Landing and Pietro Estates being developed by 4Land Property Group. It is open Wednesday, Saturday and Sunday from 1pm-4pm.Pearsall Land Estate Image

Dave Gillon, Manager at 4Land Property Group said that rising weekly rents in the northern suburbs were underpinning rising land sales to first home buyers.

“A recent survey of first home buyers who are purchasing land at our Pearsall Estates revealed the top three reasons for buying a lot were (1) Rising weekly rents (2) Affordable property prices (3) Location of the Estates.

“The latest REIWA figures show that weekly rents in Perth have jumped by 10% over the last year and anyone wanting to secure a rental property now has to offer on average $50 per week above the advertised rent.

“In addition, the expectation that interest rates may fall over the coming year is also encouraging more first home buyers to purchase a lot because lower interest rate combined with competitive land prices means that it is now more affordable to purchase a home. Land prices at 4Land’s Pearsall Estates start from  just $218,000 and house and land packages are priced from $363,000.

“We are also finding that many of the first home buyers purchasing a lot though our company believe that the property market has bottomed out and now is perfect time to build a home as prices are affordable while at the same time they can escape the ‘rent trap’.

“Improving infrastructure in Pearsall is also encouraging more first home buyers to purchase lots in the area. For example, the new Pearsall IGA will be opening in June of this year while the Pearsall Primary School will be operating from 2013.

“In addition, Pearsall has easy travelling distance to Joondalup and Wanneroo Shopping Centres and is only 25 minutes travelling time to the City centre,” he said.

Autumn promotion delivers house and land packages from just $277,645

4Land Property Group has launched an Autumn promotion, ideal for first home buyers, by releasing a limited number of houses at its Natures Walk Estate in Erskine, Mandurah, with prices starting from just $277,645.

According to Dave Gillon, Sales Manager at 4Land Property Group, the Autumn promotion is an excellent way for first home buyers in the greater Mandurah area to get their first rung on the property ladder.

“When you consider that the median price for an established house in Mandurah/Murray is around $356,000, these house and land packages represent excellent value for money.

“4Land will be offering a limited number of land packages at Natures Walk Estate which start from $277,645 for ‘Entry Level’ packages.

“These three bedroom, two bathroom homes will be constructed by Impressions. Buyers will have a choice of two floor plans which include three spacious bedrooms, a large kitchen/ family/dining area as well as an outdoor alfresco living area. Buyers also have a choice of attractive front facades/render options for their new home.

“We expect these house and land packages to sell very fast because they represent the best value for money being offered to first home buyers in the greater Mandurah area taking into account the price of the new homes and the location of Natures Walk Estate.

“Natures Walk Estate is strategically located at the corner of Oakleigh Drive and Willoughbridge Crescent, Erskine.

“The Estate is located in a secluded part of Erskine with easy access to all of the nature attractions of the area.  It adjoins the Len Howard Reserve which is directly beside the Peel inlet and it is only minutes from the beach and the heart of Mandurah which is well provided with essential services and facilities for young families.

“In particular, these new house and land packages will appeal to younger people who are renting. The median weekly rent for a home in Mandurah is around $320 and rising due to falling vacancy rates.

“For around $430 a week or just over $100 more than renting a home, local residents can own a brand new home in a sought after area in Mandurah.

“The prime location of Natures Walk Estate means that property buyers can look forward to strong rates of capital growth during future years,” he said.

Further information on these house and land packages can be obtained from Dave Gillon on 0412 597 733 or sales@4land.com.au.

Buying a new home nearly the same as renting

Falling interest rates and Perth’s very low rental vacancy rate means that it is now nearly as cheap to buy a new home as renting one according to Dave Gillon, Sales Manager at 4Land Property Group.

Mr Gillon said that 4Land Property Group is now offering first home buyers house and land packages starting at just $297,990 which would cost the buyer around $435.00 in weekly mortgage repayments.

“When you consider that the median weekly rent in Perth is now around $400, it now makes financial sense for people who are renting to purchase a new home.

“Over the last year, weekly rents in Perth jumped by 8.1% and are predicted to rise even further during 2012 with the rental vacancy rate now at just 2.3.

“Historically, when the rental vacancy rate falls below 3%, there is an upward pressure on rents.

“People wanting to secure a rental property are now being forced to pay above the listed price because competition from other rental applicants is so strong. This famine of rental properties is now encouraging more renters to consider buying a home.

“As part of this trend, 4Land Property Group has recorded a 60% jump in enquires from first home buyers wanting to buy a new home during the last month.

“In particular, we have found strong demand for house and land packages at our Natures Walk Estate in Erskine which start from just $297,990.

“We are finding that first home buyers are pleased that these high quality homes can be completed to a turn key standard meaning that all the hard work is done by the day the residents move in, leaving them to enjoy the tranquil surrounds. For example, the homes include air conditioning, security system and even a clothes line and letter box.

“Natures Walk Estate is set on natural bushland next to the Peel Estuary and is only five minutes from Mandurah. It has proven popular with a range of property buyers with Stage 1 & 2 of the Estate almost sold out and Stage 4 selling well.

“First home buyers also receive a life-time builder’s guarantee from Impressions Homes. Buying new also means that they do not have to worry about maintenance costs associated with buying an established home.

Natures Walk Estate is located at the corner of Oakleigh Drive and Willoughbridge Crescent, Erskine. Further information on house and land packages at the Estate can be obtained from Dave Gillon on 0412 597 733 or sales@4land.com.au.

Perth’s big rental squeeze

According to a recent article in The Sunday Times, Perth currently has the tightest rental market of any capital city in the country as tenants pay more than the asking price to secure a property:

Keith and Joy move to new house after 40 years

After living in the same house in Embleton, Perth WA, for over 40 years, Keith and Joy Spencer have moved into their home in a new Estate in Erskine, Mandurah WA called Natures Walk which is being marketed by 4Land Property Group.

According to Keith, he and his wife Joy had lived in their one and only home in Embleton for 40 years and following their recent retirement took the opportunity to have a sea change and move to a new home in the Mandurah region. “After living in the same house for more than 40 years, we were very selective in choosing a new house and the area we wanted to live in! We are both retired and in our sixties.”

“After visiting many new housing developments throughout the metropolitan area we finally settled on buying a house and land package at Natures Walk in Erskine. The initial reason for visiting Natures Walk was based upon the recommendation of long time friends who themselves have also built and moved into a home in the Estate. After we visited the development, we found it was exactly what we wanted.  The Estate is located in a secluded part of Erskine with easy access to all of the nature attractions of the area.  It  adjoins the Len Howard Reserve which is directly beside the Peel inlet and it is only minutes from the beach and the heart of Mandurah which is well provided with essential services and facilities for older Australians. More importantly, Natures Walk is attracting a large number of property buyers of similar age to ourselves  who want to move to a lifestyle development but still prefer  the independence of owning their own property. We feel very comfortable living with neighbours who are also in or near their retirement years. We have been delighted with our move to this wonderful development and the assistance  we received from Impressions Homes who constructed our home in Stage 2 of the development.”

“Impressions Homes, which is building the house and land packages at the Estate, was able to devise a plan for our home which accommodated our special needs such as housing our caravan. Overall we are delighted with the quality and standard of the house they constructed”, he said.

Dave Gillon, Project Sales Manager 4Land Property Group, said that the Natures Walk Estate was attracting many buyers in the age group of Keith and Joy Spencer because of its location and the opportunity to be involved in the house design.

“More than 90% of people buying lots in the Estate are retirees or people wanting to down size or who are approaching retirement. 4Land Property Group has now released three stages in the Estate – Stages 1, 2 and 4 with the latest stage consisting of 16 lots of which 5 have already sold. Prices for  house and land packages in Stage 4 range from $319,905 to $377,000. The lot sizes are easy to maintain and vary in size from 287sqm to 379sqm. There are only a few lots left for sale in Stages 1 and 2 varying in size from 343sqm to 376sqm with prices ranging from $299,905 to $353,000 depending on the size of home and level of finish. 4Land has received positive feedback from buyers who, like the Spencers, have been very happy with the standard of homes being constructed by Impressions Homes. These homes are constructed to a premium standard. In particular, buyers are pleased that these high quality homes are completed to a turn key standard meaning that all the hard work is done before the residents move in, leaving them to enjoy the tranquil surrounds. For example, the homes include air conditioning, security system, landscaping, cooking appliances and even a clothes line and letter box. Stages 3 and 5 at Natures Walk are expected to be released during the coming year and when fully completed the Estate will have 91 homes”, he said.

Natures Walk Estate is located at the corner of Oakleigh Drive and Willoughbridge Crescent, Erskine, Mandurah WA. Further information on house and land packages at the Estate can be obtained from Dave Gillon on 0412 597 733 or dave@4land.com.au.
