Boutique land developer 4Land Property Group has opened a new Pearsall sales office in response to surging sales to first home buyers with a sales survey indicating they are buying land in growing numbers to avoid the ‘rent trap’.
The company is currently recording property sales to first home buyers in excess of $3 million each month in Pearsall.
Overall, 4Land Property Group land sales in Pearsall have jumped by over 100% during the last month compared to the same period during 2011 with more than 80% of land sales going to first home buyers.
The new sales office, which is located at the corner of Ocean Reef Road and Archer Street, Pearsall, will service land sales at The Terraces, Sunset Landing and Pietro Estates being developed by 4Land Property Group. It is open Wednesday, Saturday and Sunday from 1pm-4pm.
Dave Gillon, Manager at 4Land Property Group said that rising weekly rents in the northern suburbs were underpinning rising land sales to first home buyers.
“A recent survey of first home buyers who are purchasing land at our Pearsall Estates revealed the top three reasons for buying a lot were (1) Rising weekly rents (2) Affordable property prices (3) Location of the Estates.
“The latest REIWA figures show that weekly rents in Perth have jumped by 10% over the last year and anyone wanting to secure a rental property now has to offer on average $50 per week above the advertised rent.
“In addition, the expectation that interest rates may fall over the coming year is also encouraging more first home buyers to purchase a lot because lower interest rate combined with competitive land prices means that it is now more affordable to purchase a home. Land prices at 4Land’s Pearsall Estates start from just $218,000 and house and land packages are priced from $363,000.
“We are also finding that many of the first home buyers purchasing a lot though our company believe that the property market has bottomed out and now is perfect time to build a home as prices are affordable while at the same time they can escape the ‘rent trap’.
“Improving infrastructure in Pearsall is also encouraging more first home buyers to purchase lots in the area. For example, the new Pearsall IGA will be opening in June of this year while the Pearsall Primary School will be operating from 2013.
“In addition, Pearsall has easy travelling distance to Joondalup and Wanneroo Shopping Centres and is only 25 minutes travelling time to the City centre,” he said.
